We would like to introduce you to our house policies.
They are designed to ensure your comfort and safety.
The Rules follow internationally established practices.
They are prepared by specialists with a lot of experience in offering luxury houses in all parts of the world.
During your stay, please protect the environment, be reasonable with the use of water resources and electricity.
Please protect the garden as you would do with yours.
Please do not tear off and pick up the flowers.
Please keep the house clean, like you would do with yours.
Please look after the furniture in the house.
During your stay, the house is yours.
Payment and cancellation of booking
The standard pricing, including all promotional policies, are published on the reservation platforms we work with. You can also get info on our website or directly by contacting us.
The minimum stay is 2 nights. Holiday packages are exceptions.
In case you contact us directly, your booking is guaranteed with a deposit equal to 50% of the total amount for your stay.
The remaining 50% is payable upon check-in.
Full payment is required for last minute (up to a week before start date) bookings. In this case there is no refund if the booking is cancelled.

Check out is at 11 h.
Forgotten items
The forgotten items are sent to the address indicated by the guests, only upon request of the guests.
Privacy of your personal data
Аs owners and following the local regulations we are obligated to collect some of your personal data upon check-in. All personal information will be kept confidentially and will not be used or distributed by us and/or released to any third party unless requested by a Government agency with legal grounds to do so. Damage Deposit
The interior of the house is created with a lot of love and personal touch offering our guests comfort, luxury and a sense of uniqueness. As per the local legislation, guests will be held liable for any damages and will pay for their restoration.
To ensure the expected attitude and care to the furniture, equipment and interior of this villa, visitors are required to provide a deposit of 800 euros, either paid in advance to the bank account of the property or blocking it on a payment card.
In the absence of any damages the full amount of the deposit is refunded / released within 15 days after the end of the stay.
Dear guests, all amenities in Villa Tia Maria, in the garden and the spa area are at your disposal. We would like to note that the capacity of the villa is for 10 adults. Should you wish to organize an event of any nature and would like to invite external guests, this will be billed as an additional service which is payable additionally.
Our professional team is available if you are interested in organizing events of any nature - personal or professional, external or internal. We will create the necessary organization and satisfy your requirements. This service is paid for depending on the degree of our commitment, incl. cleaning after any special organized event.
Smoking
All indoor spaces at the Luxury Chalet & SPA Tia Maria are 100% non-smoking. This includes vaping and toking, hookahs, cigarettes and cigars. For your comfort ashtrays are placed on the balconies and all open common areas. Please leave all smoking materials in the ashtrays.
Any guest found violating this policy will incur an additional 250 euro deep cleaning charge.
Candles
We get it. Romance and all that, but unattended candles are dangerous and could result in fire or significant damage to the House. Lit candles are not permitted in any of the rooms besides the dining area on the ground floor, the Barbecue and SPA areas and only under supervision.
Children
We like children too. We even have a few of our own. Children are welcome at the House, but they must be under adult supervision at all times.
Noise
We also enjoy partying and good time, just like you, however, please keep in mind the comfort of our neighbors. All we ask is that you respect the people around you. Loud music and noisy companies are not allowed especially between 2 pm and 4 pm and after midnight.
Towels and Robes
Robes and towels are provided in the rooms for your stay and must be left in the room upon check-out. Any missing robes or towels will be charged 50 euro per robe.
Spa and Jaccuzi
Enjoy the warmth and coziness of the hot mineral water and the fireplace, but please comply with the base rules below.
The SPA area and thermal pool are available only to guests of Villa Tia Maria. If the guests wish to welcome additional people during their stay, this is charged as an external service - BGN 20 euro per person, per day.
After using the Jacuzzi, please extend the cover on top of it and use the bags on the sides of the cover (in case of a strong wind the cover can be displaced to the furthest end of the garden). Otherwise, the water gets cold and leaves and other rubbish can get inside the water..
Please do not smoke in the Jacuzzi and the SPA area.
The use of towels for the sauna and for the sunbeds is mandatory. We've secured them for you.
Please do not use flip flops in the sauna, it is for your health.
Please, do not bring food to the pool and the SPA.
Please return the sunbeds inside the SPA area if you have used them in the garden or around the pool. The automatic watering system and morning dew will make them wet.
FIREPLACES
There are 3 fireplaces in the indoor spaces of this lovely home.
They're real, but they don't call for heating.
Fireplaces are part of the interior solution to create a feeling of warmth and coziness.
The use of the fireplaces is charged 40 BGN per day for each fireplace.
Despite the fee, please protect nature and air and be prudent in the use of wood.
The fireplaces are cleaned and loaded by the staff every morning!
Pets
We love animals, but there are guests with health problems like allergies and others caused by them. Because of this, the stay with animals is not desirable.
